Core Team
Any property acquisition or construction project requires the right multidisciplinary team to take care of every phase. We provide the necessary representation to guarantee standards and legal requirements are fulfilled and our customers’ needs are met.
Project Manager
The Project Manager is the person who supervises every aspect of your project to ensure that tasks are performed on time, budget and spec. This will be your single point of contact to keep you informed about your project and answer any questions or requests you may have.
Architect
Our team of architects has a long experience designing high-end homes in the Costa del Sol and we work with the best local contractors and suppliers to ensure your home is executed on spec and on budget.
All of our architects are professionally registered and also legally responsible for the role of site management, which is a function carried out along with the building engineer (all together is known as “Dirección facultativa”).
Building Engineer
A Building Engineer is required for any project that requires any major works license, that is, any work that involves structural changes or the creation of a new structure. The main role of the Building Engineer is to oversee and manage the execution of the construction works, quality control the construction materials, as well as monitoring the economic plan of the works.
Health and Safety Officer
A health and safety officer is required to write the Health and Safety Plan, as well as supervise its implementation during the construction works.
Normally, this role is taken by the Building Engineer, as long as he/she is certified for this task. This Plan is legally required and must be approved by the College of Architects.
Legal Advisor
Our legal advisors have years of experience and deep understanding of all the necessary paperwork that has to be managed through Town Halls and Notaries. Their support ensures projects avoid unnecessary delays related to licensing and paperwork. In addition, our lawyers can give you advice on any issues related to the acquisition of a property in Spain, residency questions, and even advice on issues related to company establishment and estate
Let us take care of everything
Build Contractor
The construction company will do all the necessary work to build, remodel, or refurbish your home. We open a bidding process among several local companies to select the best offer in terms of price, quality, and timing. All final decisions are made jointly with the customer.
Other Collaborators
Topographical Surveyor
As part of the project documentation, a topographical plan is required. A survey plan includes contour lines of the plot, as well as the location of service supply infrastructures and any other significant factors that could be relevant for the project.
Geotechnical Surveyor
A geotechnical survey is required for any new build or when an existing house is extended. The objective of this survey is to determine the properties of the terrain to define the type and characteristics required for the foundations.
Interior Designer
To make your home comfortable and stylish, we collaborate with the top local interior designers. As part of our project management, the Baetica team will oversee execution of any design projects you include.
Landscaper
The beautiful outdoors of the Costa del Sol is a key aspect of every property in the region. As part of your project, we can bring the best local landscapers to turn your property into a unique outdoor space and oversee the execution of the works.
